House for Sale in the Old City Neighbourhood

We haven't decided on an asking price. Sweep us off our feet!

BC Assessment value 2009: $258,400. The 2008 and 2007 value was $245,500, comprised of $163,000 for land and $82,500 for buildings.

On a quarter-acre garden lot (66x165'), we have a small (980 sq ft upstairs, plus about 440 sq ft unfinished concrete floor, full height basement and another 440 sq ft unfinished dirt half-height basement) 1930s house with lots of well-proportioned windows and some character features including curved walls. 2 medium sized (10x12') bedrooms. Larger (13x15') kitchen and living room (also 13x15'). Lovely 8x10' sunroom. Bathroom has claw-foot bathtub; sink needs updating. Brick chimney in good condition is used only for venting of the (3 years old) gas water heater. Other mod cons include: new (2 yrs) double-paned, low-e, argon-filled windows; new (2 yrs) high-efficiency Carrier gas furnace; high-quality fridge, clothes washer and dryer. Modern (12 years) 3-plug wiring, 100 amps. On Utility gas, not propane. Galvalume metal roof. Basement has submersible sump pump. This could be replaced by drainage as bulk of land slopes away from the house.

Garden has many trees. 2 large Lawson Cypress (chamaecyparis lawsoniana bracketing the house); hedge of Laurel; 1 large late-blooming but spectacular Camelia; 1 Persimmon (diospyrios viriniana Szukis); 1 Mulberry (Illinois Everbearing); 1 Korean Pine (pinus koraiensis); 1 Walnut; 2 Heartnut (juglans ailanthifolia, a kind of Japanese Walnut); 2 bearing filberts (1 Royal, 1 Butler); 1 full-size Apple; several dwarf grafted Apple; 2 semi-dwarf Pear; 2 Italian Plum; 1 yellow Plum; 1 Red Haven Peach; 2 Douglas fir; several Englemann Spruce; several St. Julian plum; 2 non-bearing quince; 1 fig; 1 patch of hops; 2 Nanking cherry; several lilac; 1 chestnut (castanea); 2 laburnum; 3 clumps of bamboo; roses; 1 decorative hawthorn; irises; daisies; rock rose; rosemary; 4 Grape (2 Himrod, 1 Suffolk Red, 1 Pinot Chardonnay) with sturdy arbour for cool summertime relaxation. Pond. Many other perennial, biennial and annual plants. "etc."

Outbuildings: 8x12' tall greenhouse. 17x44' stable-cum-shed which was build about 100 years ago. This last comes right to the property lines, but it can stay as long as you can keep it standing. Has new (less than 10 years) Galvalume metal roof.

The house doesn't show all that well (HGTV style) as some rooms are filled with our stuff, including lots of books. Ample built-on bookshelves for hundreds of books could be included or taken with us.

We have lined up a contractor for some needed work: Back steps and porch need replacing. We are also in progress on replacing the eavestroughs and fascia.

Disclaimer: All the standard disclaimers apply. If you've never seen a listing at a real estate agent's, you probably shouldn't be thinking about this FSBO (for sale by owner) house.
