small strip centre and a new 24 rooms motel for sale in Lillooet,
British Columbia, Canada.
The location of the motel is
right in downtown of Lillooet, British Columbia, which is about 11 hours
drive from Calgary or three and half hours drive from Vancouver. You
can get more information about Lillooet, B.C. through the search on
internet under "District of Lillooet, B.C. The population of Lillooet
is about 3,000 with a trading area of 19,000.
The subject property which was
constructed in 1992 is a 2 storey concrete building, although the 2nd
floor where the motel is was finished about a year ago. The motel
wasn't open for business until recently.

The building size is 15,280 sq
feet, main floor and 2nd floor together. The size of the site is 16,864
sq feet. It has 24 rooms together. All the guest rooms are on the 2nd
floor, with the exception of the manager's suite which is on the main
floor. The main floor has 3 retail spaces (6,260 sq ft altogether)
which have been leased to three good and steady tenants. The current
net annual income from the retail spaces is $66,572 plus income from the
motel rooms. Since the motel has just been opened for business, we do
not have the information on its revenue and expenses. Based on the
performance of another much more older motel in the immediate vicinity,
the annual occupancy rate is around 80%.
